Sleeping Buffalo, the memorable Hi Line hot springs resort between Saco and Malta, is now listed for sale at over $10 million.

According to Carly Bishop with Northwest Realty & Auction, "The property has been recently reduced from the original listing price of $15,000,000 to $10,700,000. The owners are motivated to sell and willing to train an incoming buyer."

Background: When I was a little kid in Glasgow, Montana- you went swimming at the dredge cuts at Fort Peck...or you made the big trip to Sleeping Buffalo near Saco.

For a Hi Line kid, going to Sleeping Buffalo was like going to Disneyland back in the day. Not only did they have the hot springs- they had an outdoor pool and waterslides.

I took my boys to Sleeping Buffalo a few years ago and they really made that place look nice.

Even since that trip they added an incredible bar that you'd expect to find in Big Sky, and a brand new outdoor pool.

Here's some other new highlights per Carly:

  • A complete remodel of the 60' x 80' interior pool and 10' x 30' hot tub, sauna, restrooms, reception area, conference room, convenience store and 3 interior hotel lodging rooms upon taking ownership in 2014.
  • Complete remodel to the 128' x 60' outside pool, with the addition of a hot tub in 2025.
  • 3 existing cabins providing on site guest lodging were entirely remodeled in 2014, and 2 additional cabins were added at the same time.
  • A new building housing the Buffalo Saloon Bar and Casino, and 54 Prime Steakhouse was constructed in 2023. Both the Bar/Casino and Steakhouse are currently open for business.
  • The Owner's home is on the property as well as a manager's home.
  • A new Artesian Well was drilled in 2021.
